Tap Fees

The City of Federal Heights has a four part tap fee system:

  1. City of Westminster Water Tap Fee (we purchase our water from the City of Westminster).
  2. City of Federal Heights Water Tap Fee (related to municipal water infrastructure costs).
  3. City of Federal Heights Sewer Tap Fee (related to municipal sewer infrastructure costs).
  4. Thornton/Metro Wastewater Sewer Tap Fee (we pay the City of Thornton to convey our sewer to the Metro Wastewater Sewage Treatment facility).

Due to the complexity of calculations, please contact the City of Federal Heights at 303-412-3532 for clarification of rates in your development area.


Part 1. Westminster Water Tap Fees:
these fees are subject to annual changes and have a more complex fee structure than the City of Federal Heights tap fees.  At the time of your inquiry, the Federal Heights Finance Director will coordinate the calculation of this fee with City of Westminster staff.


Part 2. Federal Heights Water Tap Fees
(effective 4/22/2026)

Residential

  • $14,264 - Single Family Dwelling (including mobile homes on individually owned lots)
  • $8,560 - Multifamily Dwelling (Per Housing Unit)
  • $11,411 - Mobile Home Park Rate (Per Mobile Unit).

Commercial

  • $14,264 - 3/4" Connection
  • $28,527 - 1" Connection
  • $58,638 - 1.5" Connection
  • $96,674 - 2" Connection
  • $206,031 - 3" Connection
  • $364,516 - 4" Connection
  • TBD > Greater than 4"

 

Part 3. Federal Heights Sewer Tap Fees (effective 4/22/2026)

Residential

  • $3,483 - Single Family Dwelling (including mobile homes on individually owned lots)
  • $2,089 - Multifamily Dwelling (Per Housing Unit)
  • $2,786 - Mobile Home Park Rate (Per Mobile Unit).

Commercial

  • $3,483 - 3/4" Connection
  • $8,708 - 1" Connection
  • $17,417 - 1.5" Connection
  • $30,083 - 2" Connection
  • $66,498 - 3" Connection
  • $121,912 - 4" Connection
  • TBD > Greater than 4"


Part 4. City of Thornton / Metro Waste Water Tap Fees:
these fees are subject to annual changes and have a more complex fee structure than the City of Federal Heights tap fees.  At the time of your inquiry, the Federal Heights Finance Director will coordinate the calculation of this fee with City of Thornton staff.


Additional Notes:

  1. The tap fees are due at the time of the issuance of the building permit for the property.
  2. Water & Sewer Fees collected for the City of Federal Heights component change with the CPI in March or April of each Year.
